About the job

The House is seeking an Assistant Real Estate Developer with more than 5 years of experience in related development to join our Real Estate Development team. This individual will work under the direction of the Property Manager to oversee all aspects of the property development process from inception to stabilization, including third party management, entitlements, planning, design, permitting, construction and leasing. The Assistant Property Developer will work closely with internal cross-functional departments and external stakeholders.

The Associate Real Estate Developer will provide transactional support for all aspects of construction and development work, including project financing and general building codes, negotiation of bid documents, letters of intent and development agreements, and support for design, engineering and construction services agreements. We seek candidates with deep knowledge of the real estate lifecycle and the ability to manage an external brokerage network while working with third parties to implement best practices for brick and mortar operations involving industrial, commercial and vertical residential development.

Work tasks

Coordinate with internal and external teams in accordance with approved project plans and budgets to resolve any issues from inception to stabilization and sale of assets.

Assist with the full Request for Proposal (RFP) process for architectural, landscape and infrastructure design, general contractors, external testing agencies, interior designers, etc., including development of RFP materials, evaluation and selection of vendors, final procurement of services, and negotiation of consultant contracts and change orders.

Coordinate with the legal team and service providers in the preparation, submission and processing of applications for all local government approvals, including zoning, land use, environmental, health and other issues.

Participate in public hearings for project approvals, including presentations to local project approval commissions.

Work with service providers to develop and prepare materials for various asset management processes such as zoning changes, price updates, regulatory approvals, etc.

Work hand in hand with Huset's legal and development teams to provide legal and administrative support for all existing property holdings and potential new projects.

Participate in internal meetings and discussions on real estate development, review and advise on internal strategies and processes for continuous improvement.

Research, maintain and update internal records of municipal fees, permit fees and community service fees.

Assist in a wide range of property tax matters, including reviewing assessments and analyzing and filing property tax appeals.

Review potential new development opportunities and provide support in the preparation of presentations, pitch books and proposals.

Assisting in the financial monitoring of various stages of development projects, including review of drawdown packages, review and negotiation of change orders, scenario analysis, performance forecasting, risk assessment and risk mitigation advice.

Performing other tasks as assigned.

Travel is minimal (less than 10 %) for this service.

Education and experience

  • Master's degree in business, economics, real estate, urban planning or similar is required; MBA, MSRE or JD is a big plus.
  • At least 5 years of professional experience in the real estate sector.
  • Previous work experience in a real estate environment at a private or public organization for the development of commercial real estate.
  • Experience in horizontal and vertical mixed-use real estate projects, including retail, office, industrial and residential.
  • Experience in real estate development, zoning and land rights.

This role will define the intersection of physical real estate and technology. The role will enable our real estate portfolio to operate more efficiently and effectively and drive production for our end users by leveraging a strong focus on real estate trends and technological advances in commercial real estate. The qualified applicant will lead the proof of concept, proof of value and coordination of the implementation of new technologies and innovation initiatives in the real estate industry. This is a role that is forward thinking, with a disruptive mindset and willing to adopt a growth startup mentality to bring our collective physical real estate workplace into the future with incremental improvements. For example, integrating the Internet of Things (IoT) to track our physical assets, how space is used to achieve efficient design and being proactive in supporting repair and maintenance activities.

  • Lead physical real estate initiatives that include strategies and roadmaps: definition of technology architecture for physical real estate, selection of real estate technology products, application, integration design and implementation.
  • Must have the ability to communicate with senior management executives to define and understand the company's real estate and business objectives, strategies, capabilities, value, processes, and help define the intersection of real estate and technology transformation initiatives for the company's properties.
  • You will rapidly develop new real estate technology solutions, applications of blockchain solutions and methodologies to assess the potential for enterprise-wide adoption on behalf of Corporate Real Estate.
  • Collaborate with multidisciplinary teams to understand requirements and plan architecture and solutions to improve the experience of buildings on site.
  • Lead the collaboration with development and operations teams to identify and capture innovative technical solutions and drive the design from concept to completion. This will result in a technology and capability pipeline that provides current and future capabilities.
  • Develop short- and long-term technical capabilities in properties that have regular review procedures to validate progress, budget and schedule.
